POSITION SUMMARY
As a Turn Manager at Thrive, you will play a pivotal role in ensuring the efficient and seamless transition of units across our diverse portfolio of properties. Your responsibilities will encompass coordinating unit turns, implementing quality assurance measures, collaborating with Trade Partners and teams, and optimizing processes through data analysis and cross-functional engagement.
REPORTS TO: Senior Vice President of Facilities
RESPONSIBILITIES, EXPECTATIONS, AND DUTIES
Performance Expectations:
- Coordinate and schedule unit turn across multiple properties.
- Create and maintain the "make ready board" to track the progress of unit turns.
- Perform regular inspections of turn units to assess quality and address any deficiencies.
- Inspection of move outs and damage assessments in writing with pictures.
- Turn completion inspections and pictures.
Essential Job Duties and Core Responsibilities:
- Communicate with Trade Partners to ensure they understand expectations, conduct walkthroughs of units, and provide necessary floor plans.
- Create purchase orders (POs) related to the turn process, ensuring accurate and timely invoicing and approval.
- Provide Facilities training when necessary to understand the Facilities flow and identify potential issues in the process.
- Utilize Entrata software for scheduling, tracking, and reporting on turn activities.
- Maintain a database of fixed assets and input relevant information into Entrata such as carpet and paint specs, appliance models and serial numbers and warranty information.
- Monitor and update move-in and move-out inspections.
- Create and update the make ready checklist as needed.
- Work requires a strong sense of responsibility, ownership and accountability
- Work requires strong knowledge to adhere to applicable federal, state and city regulations involving Fair Housing, health and safety policies and procedures and other aspects of residential, multi-family community management
- Work requires the ability to work independently and in a team environment
- Work requires strong attention to detail, accuracy, strong organizational, multi-tasking, planning and time management skills
SKILLS, EDUCATION AND EXPERIENCE
- High school degree or equivalent required
- At least two years of related community management, maintenance, or facilities coordination experience preferred.
- Experience with community management software systems such as Entrata and Microsoft OfficeŽ is preferred.
