Key Responsibilities:
Portfolio Strategy and Planning:
- Develop and implement strategies aligned with the firm's overall business objectives and investment goals.
- Lead the formulation of portfolio diversification strategies to optimize risk-adjusted returns.
Financial Oversight:
- Manage and review the budgeting process for each asset, including operational expenses, capital expenditures, and revenue projections.
- Conduct regular financial analyses to assess the performance of individual assets against established benchmarks.
Operational Leadership:
- Oversee lease negotiations, renewals, and tenant relationships to optimize occupancy rates and rental income.
- Identify and mitigate operational risks, ensuring compliance with industry standards and regulations.
Capital Planning and Expenditure:
- Develop and execute capital expenditure plans in line with the firm's long-term strategic goals.
- Prioritize capital improvements that enhance property value and align with sustainable practices.
Market Analysis and Strategy:
- Stay abreast of local and regional real estate market trends, providing insights for decision-making.
- Adjust asset strategies based on market conditions to maintain a competitive position.
Acquisitions and Dispositions:
- Develop and execute exit strategies for assets, considering market conditions and portfolio objectives.
- Assess new opportunities and acquisitions to expand or optimize the portfolio.
Technology Integration and Innovation:
- Utilize technology for data-driven decision-making, including pricing analysis, data analysis, reporting, and performance tracking.
- Champion innovation and the adoption of technology solutions to streamline operational processes.
Community Engagement:
- Foster positive relationships with local communities.
- Oversee community-oriented initiatives that contribute positively to the communities in which assets are located.
Leadership and Talent Development:
- Provide strong leadership to the asset management team, fostering a collaborative and high-performance culture.
- Invest in the professional development of asset management personnel and develop succession plans.
Continuous Improvement:
- Establish and promote a culture of continuous improvement.
- Regularly review processes and gather feedback to assess and improve asset management strategies.
This role and department in general reports to the Principals and works hand in hand with community management and the CFO.
Skills and Qualifications Required:
- Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field; MBA preferred.
- Proven track record in portfolio management, financial analysis, and strategic planning.
- Strong leadership and team management skills.
- Excellent negotiation, communication, and interpersonal skills.
- Proficiency in technology and data-driven decision-making tools.
- Deep understanding of real estate markets, industry regulations, and sustainability practices.
