Community Maintenance Associate (Maintenance Tech)

POSITION SUMMARY

The Community Maintenance Associate’s responsibility is to preserve and improve the condition and functionality of our communities. The Community Maintenance Associate will perform maintenance tasks of great variety such as cleanouts, patching, painting, plumbing repairs, electrical repairs, HVAC troubleshooting and maintenance, groundskeeping etc.

 

REPORTS TO: Community Maintenance Manager

 

RESPONSIBILITIES AND DUTIES

Duties will include, but are not limited to, the following:

  • Reviewing all open and incoming work orders and service requests daily with the Community Maintenance Manager and perform the necessary repairs professionally, efficiently and in a timely fashion.
  • Reporting back to the supervisor on completed work orders so that they can be closed out in our facilities system.
  • Noting and reporting other issues discovered upon the repair visit so that follow up service requests can be created as needed.
  • Performing maintenance and repairs of electrical systems (repair and/or replace light fixtures, electrical outlets and switches, clean and repair circuit breaker panels etc.)
  • Performing maintenance and repairs of plumbing, heating and cooling systems as needed.
  • Performing manual repairs when necessary including fixing locks, replacing windows and doors, removing and replacing kitchen cabinets and countertops and other tasks as assigned including but not limited to patching, painting, carpentry etc.
  • Performs on-call emergency service if required.
  • Maintain grounds and common areas and keeping them free of trash and debris.
  • Assisting with preventative and scheduled maintenance.
  • Maintenance of vacant apartments.
  • Providing feedback to the supervisor on materials, tools or other resources needed to complete each job efficiently.
  • Be a team player and provide exemplary customer service to our tenants.

 

SKILLS, EDUCATION AND EXPERIENCE

  • Proven experience as maintenance technician.
  • Basic understanding of electrical, plumbing, heating, cooling, and hydraulic and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • Manual dexterity and problem-solving skills.
  • Good physical condition and strength with a willingness to work overtime, if needed.
  • High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field will be a plus.
