COMMUNITY MAINTENANCE MANAGER

POSITION SUMMARY

The Community Maintenance Manager will be responsible for leading maintenance operations and upkeep at our multi-family apartment and townhome communities. The Community Maintenance Manager will also be responsible for overseeing and assigning daily scope of work for the community maintenance staff.

REPORTS TO: Director of Community Maintenance and Community Manager

RESPONSIBILITIES AND DUTIES

Duties will include, but are not limited to, the following:

  • Oversight of maintenance related repairs in all areas of carpentry, plumbing, appliance, electrical, painting, installation of windows, drywall repairs, and other typical residential apartment repairs.
  • Coordinate and supervise the daily activities of maintenance, janitorial, and grounds staff.
  • Collaborate with the Community Experience Manager to create and maintain a community where residents are proud to call home.
  • Utilize troubleshooting skills to respond to a wide variety of residential service repairs in a timely and professional manner.
  • Reviews and tracks progress of service orders
  • Monitor vendor performance and compliance.
  • Assist in the development of budget.
  • Conducts apartment and property inspections.
  • Initiate purchases for maintenance related equipment and negotiate best pricing.
  • Maintain inventory levels of parts and equipment.
  • Supervise and inspect make-ready units and turnover process in accordance with company guidelines.
  • Monitor maintenance operating procedures and performance standards.
  • Fosters a positive, active and collaborative relationship with residents, communities and associated agencies.
  • Schedules and participates in emergency on-call shifts and after-hours maintenance.
  • Manages capital improvement projects with Community Experience Manager as necessary.
  • Enforces and adheres to company policies, rules, safety practices and regulations.

SKILLS, EDUCATION AND EXPERIENCE

  • Minimum of 1-3 years of Maintenance Supervisor experience.
  • HVAC certification preferred.
  • Commercial Pool License preferred.
  • Experience in residential maintenance at an apartment community required.
  • Dependability and reliability in following through with responsibilities.
  • Dedication to exceeding the needs of all residents with an ability to build and maintain relationships.
  • Manual dexterity and problem-solving skills.
  • High school diploma or equivalent.
  • Good physical condition and strength with a willingness to work overtime, if needed.
  • Strong computer skills.
  • Valid driver's license and reliable transportation required.
